Landlords Beware of Health & Safety

Landlords and their opinions tend to differ. Everyone has their own standards as to what is clean, habitable, uninhabitable, what the rental value is, etc. Working with so many landlords over the years, I have experienced several different attitudes.  In many instances, it is not a “right or wrong” scenario.  Some landlords only want to keep the property at a minimum standard (assuming tenants won’t take care of it anyway), while others like to keep their property in an optimal condition (believing that a well-kept property will attract and keep good tenants).  Whichever way you choose to handle your rental property, you must be sure that your property meets basic health and safety standards.  As most of you know, for instance, all main swinging doors must have a deadbolt since it was put into law in 1998.  Mold is the most recent concern for health reasons.  Yes, you as the landlord have a responsibility to provide a safe and “health- hazard free” living environment for your tenant.
