Qualify Your Tenants!

Q. It seems like we usually get good tenants, but last time….it was a disaster!  The tenant seemed so willing and anxious to move in.  He said he had no problem with the house and he was starting a new job at a well-known company in the area.  He seemed like a good choice for a tenant.  Well, after he took possession of the property, suddenly he wasn’t happy with this or that.  He turned in a long list of repairs he wanted done.  We tried to accommodate him as much as we could, even though we were not pleased.  Then, after 2 months, his rent began to come in late.  He continues to pay late and has a bad attitude.  How could we have prevented this?

A. When your prospective tenant calls the first time, start the education process for both you and him immediately.  If it is an older home, let him know that there are some things that will never measure up to a newer home.  If the house is cold and drafty in winter and hot in summer, you may want to let him know.  Some people have never lived in an older house before.  If the train rumbles by at 3:00 A.M. every day, you may want to ask him if he is a light sleeper and if this will bother him.  The more you disclose up front, the less problems you will have.  Also, be sure to check past landlords and employers.  Oftentimes, a current landlord will say anything to get rid of a tenant!  Make sure that you verify the new employment too!  A few precautions in the beginning will save you a lot of grief down the road.
